Yes — all structures require permits. Requirements vary by county and municipality in Minnesota. We provide site-specific zoning consultation as part of our process and connect you with local experts. Most clients handle permits within 4–8 weeks.

We deliver throughout Minnesota and the Upper Midwest, including Wisconsin, Iowa, North Dakota, South Dakota, and Michigan. For projects outside this region, contact us — we can coordinate with regional transport partners.

Foundation requirements depend on your cabin model and soil conditions. Most park models and ADUs use a concrete pier or helical pier foundation. Our team provides a foundation specification document once your site is assessed.

We work with several preferred lenders who specialize in prefab and modular construction financing. We can make introductions. Most clients use a construction-to-permanent loan or a personal property loan for smaller models.

From signed contract to delivery, our typical timeline is 12–20 weeks depending on model complexity, current production volume, and your site readiness. Custom designs add 2–4 weeks for plan finalization before production begins.

Standard models allow color selection, interior finish packages, and fixture upgrades. Structural changes (wall moves, window additions, square footage changes) require the Custom Design package. We are transparent about what each model allows.

All cabin prices include: structure, roofing, windows, doors, flooring, kitchen and bath fixtures, appliances, HVAC unit, and electrical panel. Site prep, foundation, utility hookups, and permitting are not included — we provide estimates for these.

Our cabins are built to minimize long-term maintenance. Cedar exteriors require periodic staining (every 5–7 years). Metal roof panels are virtually maintenance-free. HVAC filter changes and standard appliance upkeep apply as normal.

Yes. We offer an off-grid package add-on that includes solar panel pre-wiring, battery storage rough-in, propane appliance upgrades, and composting toilet provisions. Specific off-grid system sizing is done per site.

Absolutely. Every NobleRefuge cabin is engineered for Minnesota's climate: R-30+ wall insulation, R-49 roof insulation, triple-pane window upgrades available, heat-rated mini-split systems, and frost-depth pier foundations as standard.

Design fees are non-refundable but are fully credited toward your cabin purchase if you proceed within 12 months. We retain full IP rights to generalized design elements; you receive a license to use the design for your personal build.

After your deposit, you receive a confirmed production slot, a project coordinator, and a detailed timeline. You'll receive milestone updates at: design finalization, production start, mid-production inspection, delivery scheduling, and delivery day.
